Registered plans

Complete guide to registered plans

The three key plans to fund your down payment — and how to combine them.

FHSA — First Home Savings Account

  • Contribute $8,000 per year, up to $40,000 lifetime.
  • Unused room carries forward to the next year (maximum $8,000 carried forward).
  • Contributions are tax-deductible, like an RRSP.
  • Qualifying withdrawals for a first home are completely tax-free.
  • Eligibility: Canadian resident aged 18+, who has not lived in a home owned by you or your spouse in the current year or the previous 4 calendar years.
  • The account can stay open up to 15 years; unused funds can be transferred to an RRSP tax-free without affecting your RRSP room.

HBP — Home Buyers’ Plan (RRSP)

  • Withdraw up to $60,000 from your RRSP per person, or $120,000 for a couple.
  • Funds must have been in the RRSP for at least 90 days before withdrawal.
  • Repay over 15 years; the temporary deferral to year 5 applies to withdrawals made from 2022 to 2025.
  • A missed annual repayment is added to your taxable income.
  • For first-time buyers (no owned home lived in during the last 4 calendar years).

TFSA — Tax-Free Savings Account

  • Annual limit of $7,000; unused room accumulates since 2009 (age 18+).
  • Growth and withdrawals are tax-free, usable for any project.
  • Withdrawn amounts become available again on January 1 of the following year.
  • Ideal to top up your down payment, notary fees and welcome tax.

Strategy: combine the plans

  • FHSA and HBP can be used for the same purchase: up to $100,000 per person, $200,000 for a couple.
  • Prioritize the FHSA: tax deduction and no repayment.
  • Invest your tax refunds in your TFSA or FHSA to accelerate savings.
First-time buyers

First-time home buyer programs

Federal and Québec measures that can reduce the cost of your first purchase.

30-year amortization for first-time buyers

  • Since December 15, 2024, first-time buyers and buyers of new builds can get an insured mortgage amortized over 30 years.
  • Lower monthly payments, at the cost of a 0.20% surcharge and more long-term interest.

Federal First-Time Home Buyers’ Tax Credit

  • A $10,000 amount, worth a non-refundable credit of up to $1,500.
  • Claimed on the tax return for the year of purchase; can be split between spouses.

First-time buyer GST rebate (new homes)

  • Rebate of up to $50,000 of GST on a new home of $1M or less, phased out up to $1.5M.
  • For agreements entered into on or after May 27, 2025; adds to existing GST/QST new housing rebates.

Refundable tax credit for home ownership (Québec)

  • New in 2026: refunds up to $5,875 of transfer duties for first-time buyers — 100% of the first $5,000, plus 25% of the excess (max $875).
  • For homes acquired after December 31, 2025, worth less than $1M (credit gradually reduced from $750,000).
  • Claimed through Revenu Québec, on your tax return or by advance payment.
Revenu Québec — Home ownership credit

Municipal programs and welcome tax

  • In Québec, transfer duties (welcome tax) apply to most transactions, but some are exempt — for example a transfer between spouses. Some municipalities also offer refunds or grants to first-time buyers.
  • Example: the City of Montréal’s Residential Purchase Assistance Program. Let’s check together what applies to your city.
